Location:   The property is located on Highway 80, 40 miles northeast of Douglas at Apache, in Cochise County, Arizona

Acreage:  1,836.87 Deeded Land

Carrying Capacity:  The livestock carrying capacity is 35 animal units year round.  The property is utilized as a  shipping point; the pasture is used seasonally for steer, cull cows and calves.

Real Estate Taxes:  The Cochise County 2008 Real Estate Taxes are $447.32.  The Cochise County Assessor's Parcel Numbers for this property are 412-08-004A; 412-10-002; 412-14-002; 412-18-007 & 014; 412-13-001; 412-12-001; 412-11-002; 412-11-002A.

Improvements:  This property is divided into two pastures and fenced around the perimeter.  There is a full set of shipping pens with a scale that has easy access off the highway.  The pasture is served by a well that provides livestock water and a dirt stock pond.  San Simon Wash drains through a portion of the pasture.

Water:  There is one well that serves this property.  It is registered with the Arizona Department of Water Resources (ADWR) as #55-628681.  The ADWR records report this well is 750' deep with a 6" casing 350' deep and produces 30 gallons per minute.  The water level is 340'.

Climate:  The average annual rainfall, as reported at Apache, is 18.23" annually.

Vegetation:  This pasture has a good stand of gramma and lovegrass.  There are few mesquites or trees on the property.
