LOCATION: The Flick Farm is one mile east of paved Kansas Settlement Road on county-graded Robbs Road, on the northeast corner of Windsong Road and Robbs Road. Robbs Road is 5 miles south of the intersection of Highway 186 and Kansas Settlement Road. Kansas Settlement Road is 6 miles from the town of Willcox, Arizona, on Highway 186.

LAND TENURE:  150.25 Acres Deeded Land

REAL ESTATE TAXES:  The property is Cochise County Assessor’s Parcel #305-34-002. The 2014 real estate taxes are $482.38.

WATER:  There is an irrigation well on the property. The well is Arizona Department of Water Resources Registration #55-606723. The well was drilled in 1962 to a depth of 487′. It was cased with 16″ steel casing to 487′. The well site was served with natural gas for power. Now, there is an electric transmission line on Robbs Road about one-quarter mile south of the well site, which could serve the well site. The well has not been in use since the 1980’s. The condition is unknown. It is in an area that is currently unrestricted for drilling new wells.

IMPROVEMENTS:  There is one and one-quarter miles of old concrete irrigation ditch on the property.

POTENTIAL USES:  There are Pecan and Pistachio orchards that adjoin the property and vineyards within 1 mile to the east. Cotton and small grains have been grown on the property in the past. There are numerous rural homesites in the area also.

FARM SERVICES:  The property is Farm # 0000978 and has base acreages that have been established for 2014 as follows:

  • Oats 3.60 Acres;
  • Grain Sorghum 29.00 Acres;
  • Corn 5.90 Acres;
  • Barley 0.40 Acres.

SOILS:  According to the USDA Soil Conservation Service there are two soil types on the property. Elfrida silty clay loam is a deep, well-drained soil that is classed as Capability Unit I-1, irrigated. The soil profile is moderately alkaline. Permeability is moderately slow. Available water capacity is high and effective rooting depth is 60 inches or more. Elfrida silty clay loam is predominately on the west half of the property.

On the east half of the property is Sonoita sandy loam. Sonoita sandy loam is a deep, well-drained soil that is classed as Capability Unit IIs – 7, irrigated. Permeability is moderately rapid. Available water capacity is moderate or low and effective rooting depth is 60 inches or more. Both soil types are suitable for irrigated agriculture.

ELEVATION:  The elevation of the property is 4,229 feet above sea level.

CLIMATE:  The average annual rainfall at Willcox, Arizona is 11.89″. Of that total rainfall, 6.24″ comes during the months of July, August and September. Willcox experiences an average of 120 days from October through May of temperatures that fall below 32º. There are only 11 days on average when the temperature is 100º or higher during the months of June through August. The climate is characterized as mild summers and cool winters.

VEGETATION:  The property was farmed to row crops in the 1960’s through the 1980’s. The property has lain fallow since the 80’s. There are some scattered small mesquites, weeds and grasses that have come back on the property.

TOPOGRAPHY:  The property is level sloping from east to west.

PRICE:  $255,425 ($1,700 per Deeded Acre)

TERMS:  Cash.

REMARKS:  The property is well located in an area of the Kansas Settlement with proven water at reasonable depths. It was homesteaded by the Owner’s grandparents and has been held by family members for over 100 years. Tree crops and vineyards are in the area around the property and the climate, soils and water are suitable for growing such crops.
