Location:  The Headquarters are twelve miles east of Highway 191 on Rucker Canyon Road, a county graded road.  Elfrida, Arizona, the  nearest town and the US Post Office is five miles south of Rucker Canyon Road on Highway 191.  Douglas, Arizona, is thirty miles south of the ranch and Willcox, Arizona is forty-three miles north of the ranch.

Main House:  Constructed in 1929 of gypsum and slump block and consisting of 3,200 square feet, 4 bedroom two bath;

Bunk House & Porch:  Constructed in the 1890’s and 1951 of block and adobe and consisting of 1,564 square feet, 4 bedrooms and 1 bath;

Guest Room & Porch:  Constructed in 1990 of wood frame and is 192 square feet (12′ x 16′);

Garage:  Constructed in 1929 of rock and wood frame and consisting of 48 square feet (6′ x 8′);

Playhouse:  Constructed in 1985 of wood frame and consisting of 48 square feet (6′ x 8′);

Storage Shed;  Constructed in 1990 of wood frame consisting of 96 square feet (8′ x 12′)

Water:  There are six wells, eleven dirt tanks and 1½ miles of pipeline.

Pasture:  The ranch is fenced on the perimeter, cross fenced into seven major pastures, four traps plus and intensive grazing cell on the north end. Scales at Headquarters corral.

Elevation:  The headquarters are at 4,900′ ASL. The majority of the ranch lies between 4600′ ASL and 5200′ ASL.

Climate:  The ranch averages about 16″ of rainfall annually.  The average reported rain fall at the Rucker Canyon Station is 19.06″ annually. The ranch enjoys warm summer days with cool nights.  Winter brings occasional snow although it seldom stays on the ground.

Topography:  The land is predominately level to gently rolling country rising to the top of the Swisshelm Mountains.

Vegetation:  The entire ranch is usable by livestock. A great varity of perennial grasses and shrubs are present on the Rafter X range.  Some of the grasses found are: Black Grama, Blue Grama, Rothrock Grama, Curly Mesquite, Plains Lovegrass, Plains Bristlegrass, Green Sprangletop, Layman’s Lovegrass, Arizona Cottontop, Tobosa, Sacaton, Bush Muhly, Cane Beard Grass, Needle and Thread and Squirrel Tail.

Price:  $7,000,000 Cash

Remarks:  No cattle or equipment included in the price.  The cattle on the ranch are available at private treaty.  Ranch was established in 1897.
