Location:   The ranch is located southeast of Kingman, Arizona on the north slope of the Hualapai Mountains.  The headquarters is about 1.5 miles south of the Hualapai Interchange on Interstate 40 on DW Ranch Road, a paved road.  The Hualapai Interchange is about 6 miles east of the East Kingman Interchange on Interstate 40.

Elevation:  The headquarters is at an elevation of approximately 4,400 feet above sea level.  The ranch ranges from a low elevation of about 3,500 feet above sea level to a high point of about 7,850 feet above sea level in the Hualapai Mountains.  The terrain on the north end of the ranch is gently sloping north which gives way to steep mountain terrain on the south end.  There are several major canyons that come out of the Hualapai Mountains through the ranch.

Climate:  The City of Kingman reports that over a 64-year period the average annual rainfall is 10.36 inches; reports 62 days out of the year when the temperature is below 32 degrees and 25 days out of the year when the temperature is over 100 degrees.  The ranch headquarters is 1,000 feet higher than Kingman and has cooler year round temperatures than the City of Kingman.  The climate can be characterized as warm summers and cool winters.  It is breezy in this region during the spring and fall months.

Vegetation:  The south end of the Rolands Ranch is open grassland with high desert shrubs and trees.  Primary grasses include black grama, sideoats grama, big galleta, threeawns, and twinberry.  The main shrubs are cliffrose, mountain mahogany, flat top buckwheat and shrub oak.  The mountainous portion of the ranch has stands of pinion-pine, juniper, ponderosa pine and gambel oak.

Improvements:  The ranch house, shop/garage, barn and corrals are located on Mohave County Assessor's Parcel #354-32-004.

Ranch House:  Constructed in 1959, the main house has a kitchen, dining room, family room, living room, 2 bedrooms and 1 bath.  This portion of the house is in good condition.  There is a fireplace, wood stove, central heating and air conditioning for this house.  Attached to this portion of the house are two bedrooms and one bath that are accessed via a breezeway.  This portion of the house is in fair condition and requires some maintenance to be livable.  This house is 2,569 square feet built on a concrete slab with concrete block and has a n asphalt shingle roof.  This is the residence the current owner's use for their home on the ranch.

Shop and Garage:  Built on a concrete slab with concrete block walls and composition shingle roof, this building has an apartment and an enclosed tool room on the north end and 4 drive in bays for equipment and vehicles with metal doors.  It is approximately 2,464 square feet.

Barn:  Constructed in 1986, this is a metal barn on a concrete foundation with a dirt floor, open on the east side to horse pens.  This barn is 3,094 square feet with roll up metal doors on each end allowing a hay truck to drive through and be unloaded.  The horse pens are pipe and sucker rod construction.  Cattle working facilities are adjacent to the horse pens with small holding traps to the east.  There is an enclosed tack room on the north end of this barn.

The Franks House is located on Mohave County Assessor's Parcel Number 354-32-007.  This parcel is 5.05 acres.  this house is adjacent to the ranch house parcel and was purchased by the Rolands in 2005.  It is not occupied.

Residence:  Constructed in 2002, this residence is 3,376 square feet including a 2-car garage attached to the house.  It has a concrete foundation and floor with wood frame covered in stucco construction.  The roof is a composition flat roof.  The home is a Santa Fe Style home.  The home has 3 bedrooms, 2 1/2 baths, kitchen, utility room, living room with fireplace, covered porch.  It is all electric.  Floors are wood and tile.

Horse Pen:  Two Horse stalls enclosed on 3 sides, a metal shade and pipe horse pen on the Franks house parcel.

Range improvements consist of wells, pipelines, water storage and troughs, and fences.  The ranch is fenced into 9 pastures and is subject to a rotation grazing management plan developed with the BLM dated 1995.  In addition to the main pastures there are several small traps at the headquarters.

Water:  The deeded land has 3 operating wells.

ADWR #55-213186 is located NWSWNW Section 28 T21N R15W.  It was drilled in August 2006 385' deep with 5" casing.  Water level is at 53' and the well produces 100 gallons per minute (GPM).  This well supplies water to both houses, the stock troughs and irrigates permanent pasture.

ADWR #55-589594 is located NENENE Section 28 T21N R15W.  It was drilled in November 2001 420' deep.  The well produces 17 GPM.

ADWR #55-580418 (Franks House) is located NESWNW Section 28 T21N R15W.  It was drilled April 2000 to a depth of 245' with a water level of 70'.  The well produces 5 GPM.

The BLM range land is watered by 8 wells, two major springs and approximately 10.75 miles of pipeline.

Utilities:  The headquarters is served by electricity by Mohave Electric Cooperative, telephone by Frontier Telephone and propane from dealers in Kingman.

Grazing Fees:  The ranch holds State of Arizona Grazing Lease No. 05-489 which commenced December 1, 2002 and expires November 30, 2012.  It covers 4,677.03 acres and is rated for 50.90 AU or 7 head per section.  The 2010 grazing fee for state lands is $2.28 per AUM.  The total fee for the State of Arizona Grazing lease at full use is approximately $1,392.62.

The ranch hold the Hualapai Peak Bureau of Land Management (BLM) grazing allotment #00047.  This allotment is for 225 AU yearlong.  The state land permitted numbers are incorporated into the BLM permitted number of 225 head.  The BLM portion of the 225 head is 184.5 AU. The BLM grazing fee for 2010 is $1.35 per AUM.  The total fee for the BLM at full use is approximately $2,988.90

Livestock:  There is no livestock currently being grazed on the ranch.  It is under a non use for personal conveniences for 2011.

Price:  $950,000

Terms:  Cash or such terms as may be acceptable to Seller.

Remarks:  The headquarters sits on a hill overlooking the Hualapai Valley with stunning views of the surrounding mountains.  The Franks House can be sold separately if desired by a buyer.  Excellent small ranch close to the amenities of Kingman, Arizona, the county seat of Mohave County.
