Location:   The Skeleton Canyon Ranch is located in the southeast corner of Cochise County, Arizona, about 40 miles east of Douglas, Arizona.  From Douglas, take Highway 80 east towards Rodeo, New Mexico, and at Apache, Arizona, turn south about 8 miles to the headquarters on a graded ranch road.

Carrying Capacity:  The livestock carrying capacity for the Ranch is approximately 250 Animal Units year long.

Real Estate Taxes:  The 2008 Real Estate Taxes are $192.96.  The Cochise County Assessor's Parcel Numbers are 412-46-007, -008 and -009.

Grazing Fees:  The 2008 State Grazing Lease Fees are $2.29 per Animal Unit Month (AUM's) The Animal Units (AU) allowed on the  State Land are 200.7 AU or a total of 2,408.40 AUM's.  At full capacity, the annual State Grazing Lease fee is $5,515.24.  The Coronado National Forest 2008 Grazing Fee is $1.35 per AUM.  The AU allowed on the Skeleton Canyon Allotment is 180 AU or 990 AUM's from October 1 thru March 15, or 5.5 months.  The annual fee for the Skeleton Canyon Allotment at full use is $1,336.50.  The private lease fee is negotiable upon purchase of the Ranch.

Improvements:  The headquarters are located on the private lease being retained.  The headquarters consists of the main house, constructed in 1926 with 3 bedrooms and 1 bath, approximately 1,800 square feet, an 800 square foot hay shed, a 672 square foot tack room and horse corrals.  The Rick Snure residence, constructed in 1979, has 3 bedrooms and 1 bath, approximately 2,393 square feet, a tack room and corrals are also located on the private lease being retained

Water:  There are 4 wells registered with the Arizona Department of Water Resources (ADWR) on the Skeleton Canyon Ranch.  3 of the wells are at the Skeleton Canyon headquarters and provide domestic and stock water at the headquarters.  These are located on the private lease.  The fourth well is located on the Starvation Canyon side of the Ranch.  This well is Well #55-628683 and is reported on the records of the ADWR as 1,000' deep with 8" casing 1000' deep pumping 12 gallons per minute from a water level of 860'.  In addition there are approximately 10 dirt stock ponds scattered over the Ranch providing stock water.

Fencing:  The ranch is fenced on the perimeter and cross-fenced into 4 major pastures and a horse pasture.

Elevation:  Skeleton Canyon Ranch headquarters is at 4,668' above sea level.  The terrain is diverse with high ridges and flat flood draws.

Climate:  The average annual rainfall, as reported at Apache, is 18,23" annually.

Vegetation:  Skeleton Canyon Ranch has a diverse mix of grasses and browses.  Grasses include side oats gramma, blue gramma and layman's love grass.  Browses include mesquite, mountain mahogany and oak brush.

Price:  $875,000

Terms:  Cash or such terms as may be acceptable to Seller.

Remarks:  The private lease is two sections of deeded land being retained by the Sellers.  The two sections are the site where the Apache warrior, Geronimo, surrendered to the United States Army and the Indian Wars in the west came to an end.  The owners intend to offer these sections to the appropriate federal organization for preservation.  The Buyer of the Ranch may lease the headquarters and the use of the sections from the owners on terms to be negotiated prior to close of the purchase of the Ranch.
