Location: The Ranch is located in the southeast corner of Cochise County, Arizona, about 28 miles east of Douglas, Arizona just north of the Geronimo Trail, a county graded road.

Real Estate Taxes: The 2008 Cochise County Real Estate Taxes are $1,133.30. The Cochise4 County Assessor's Parcel Numbers for this ranch are: 411-13-001; 411-09-001; 411-08-001, 004, 005, 010; 411-09-001; 411-12-001; 411-09-003; 411-08-007, 008.
Grazing Fees: The 2008 State Grazing Lease Fees are $2.29 per Animal Unit Month (AUM). The AU allowed on the State Land are 297.90 AU or 3,574.80 AUM's. At full capacity, the annual State Grazing Lease fee is $8,186.29. The Coronado National Forest 2008 Grazing Fee is $1.35 per AUM. The Animal Unit Months (AUM's) allowed on the Graves, Fairchild and Outlaw Mountain Allotment are 1,070 AUM's. 92 cattle are allowed on the Fairchild Allotment from October 1 thru March 15, or 5.5 months. 14 cattle are allowed on the Graves Allotment yearlong. 33 cattle are allowed on the Outlaw Mountain Allotment yearlong. The total annual fee for the Coronado Forest Allotments at full use is $1,444.50. The BLM grazing allotment allows 108 AUM's or 9 cattle yearlong. The BLM grazing fee is $1.35 per AUM. The total annual BLM grazing fee at full use is $145.80.
Improvements: There is an old headquarters at the Fairchild place. There is a good Quonset steel barn. The remaining buildings are in disrepair and require substantial rebuilding to be livable and useable. There is a good set of working corrals at the Fairchild Place and a good set of shipping pens with a livestock scale just north of the Geronimo Trail. There are several branding corrals scattered around the ranch.
Utilities: There is no electricity or telephone to the ranch.
Water: There are three wells on the ranch. They are registered with the Arizona Department of Water Resources (ADWR) and the data from the ADWR files are as follows:
55-628684 - 450' deep with 6" casing 450' pumping 12 GPM from a water level of 400'.
55-628685 - 790' deep with 6" casing 790' pumping 25 GPM from a water level of 775'.
55-628686 - 460' deep with 6" casing 460' pumping 9 GPM from a water level of 200'.
The wells pump into a storage at each location and provide water for for about 8 miles more or less of pipelines with drinkers located along the pipeline.Fencing: The ranch is fenced on the perimeter and divided into about 5 main pastures and three holding traps.
Elevation: The Fairchild place is at an elevation of 4,654' ASL. The shipping pens just north of the Geronimo Trail are at an elevation of 4,370' ASL. Outlaw Mountain on the east side of the ranch is the highest point at 6,232' ASL.
Climate: The average annual rainfall, as reported at Apache. is 18.23" annually.
Vegetation: Taylor Fairchild Ranch has a diverse mix of grasses and browses. Grasses include side oats gramma, blue gramma and laymen's love grass. Browses include mesquite, mountain mahogany and oak brush.Price: $1,485,000

Remarks: The ranch has south and west facing slopes that will produce quality feed at anytime during the year after good rains. It is easy to work and can handle yearlings or cows and calves.
