Location:  On U.S. Highway 70 in Thatcher (West Main Street in Thatcher) at the traffic light at Reay Lane, travel north on Reay Lane approximately 3.5 miles to Safford-Bryce Road. From the Safford-Bryce Road and Reay Lane intersection, take Safford-Bryce Road to the northwest about one mile to the Hubbard Cemetery Road. Then turn southwest off the pavement onto a rocky two track road that travels down a dyke embankment approximately 1/4 mile to the north property line. Continue south west on the two track road approximately 200 yards to the turn in to the residence which is located on the northeast corner of the subject property.

Real Estate Taxes:  The subject property is in Graham County Assessor’s Parcel Numbers 105-27-005 and 105-28-003. The real estate taxes for 2012 total $3,998.34.

Present Use:  The farmland is leased through the 2016 crop year. About 5 acres of farmable land and the residence are occupied by the owners.

Elevation:  The property is at an elevation of 2,865 feet ASL.

Climate:  Over a 45-year period, the average rainfall at Safford is 8.82" per year. Safford has measurable rain on the average in every month. The lightest rainfall usually occurs in May. The most rain is received in July, when an average of 1.91" is measured. The summer rains occur when moisture flows into Arizona from the Gulf of Mexico. This moisture comes in contact with the hot desert air to produce thunderstorms with a large amount of rain in a very short time. These rains come during July, August and September. During winter months, Pacific storm systems move east across Arizona with light rainfall of a longer duration. These storms occur from December through March.

Safford has 21 days during the year when the minimum temperature is less than or equal to 32°F. The first frost is normally in November about Thanksgiving or early December. The last frost is in April. This is a frost-free period of at least 227 days. Safford has an average of 41 days during the summer months of May through September when the maximum temperature is greater than or equal to 100 degrees. The hottest period is June through August when 37 days out of 41 are 100 degrees or more. The climate in the Gila Valley area can be summed up as dry with mild winters and warm summers .

Water:  The property is located in the Upper Gila River Watershed in the Gila Valley sub-basin. The subject property is not within any Active Management Area administered by the Arizona Department of Water Resources (DWR). The subject property is within the Gila Valley Irrigation District. The subject property has 90.3 acres of Decreed Water Rights from the Graham Canal. In addition, the property has 3 wells that supplement the district water.

In the Gila Valley, any farm land now being farmed without a Decreed Water Right may be forced to cease irrigating those acres, under the Gila River Adjudication settlement with the Apache and Gila River Indian Tribes. Therefore, the value of farm land in the Gila Valley is directly linked to the number of Decreed Water Right acres held by the farm.

There are 3 wells on the subject property registered with the DWR. The intended use of all 3 wells is irrigation. They are as follows:

Well Registration #55-607344 – NWSWNW Section 22 T6S R25E This well was drilled in 1963 to a depth of 64 feet. The casing was steel, 16 inches in diameter to a depth of 62 feet. The depth to water was 36 feet and the maximum pump capacity was 600 gallons per minute.

Well Registration #55-607343 – SESENE Section 21 T6S R25E This well was drilled in 1963 to a depth of 52 feet. The casing was steel, 16 inches in diameter to a depth of 48 feet. The depth to water was 25 feet and the maximum pump capacity was 550 gallons per minute.

Well Registration #55-560944 – NWSWNW Section 22 T6S R25E This well was drilled in 1997 to a depth of 66 feet. The casing was steel, 12 inches in diameter to a depth of 66 feet. The depth to water was 29 feet and the maximum pump capacity was 1,000 gallons per minute.

Farm Lease:  The farm land is leased to Ron Howard of R G Howard, in an agreement dated August 25, 2011. The term of the lease is for the crop years of 2012, 2013, 2014, 2015 and 2016. The rent is $150 per acre annually for 72 acres of farm land. Half of the rent is to be paid in January and half to be paid in December of each year of the contract. Howard is responsible for the pumps maintenance above the ground, such as keeping pumps oiled while in operation, and for minor repairs. Lee is responsible for maintenance of pumps below the ground, and any major repairs above ground. Howard has the first right of refusal in the sale of the farm.

Improvements:  The improvements are a residence, two small pastures and portable pens for horses or livestock, three irrigation wells, one which serves the residence, concrete irrigation ditches and a metal clad shed. The property is fenced around the perimeter with a four wire barb wire fence.

The residence is located in the northeast corner of the northwest quarter of the southwest quarter of the northwest quarter of Section 22 T6S R25E. The residence was constructed in 2000. It is constructed of wood frame covered with stucco. It has a concrete foundation and floor. There are 3,803 square feet under roof, including the attached garage. The livable square footage, excluding the garage, is 3,053.

The residence has 3 bedrooms, 2 1/2 baths, a living room, dining room, den/office, an open kitchen with family room and breakfast area, double pantry and a laundry room. The master bedroom has a walk-in closet and French doors opening out onto a covered patio. The master bath has a handicap accessible shower, toilet and tub. The second bedroom has a walk in closet. A bathroom with tub and shower serves the second and third bedrooms. A guest bathroom with toilet and sink is adjacent the living room and den/office. The kitchen, family room, breakfast area has a tile floor. The rest of the residence has carpeting throughout. There are ceiling fans in every room. The entire residence is handicap accessible.

The house is heated and cooled by two roof mounted heat pump units. The 2 car garage is not heated or cooled. The roof is covered with composition shingles and has gutters with downspouts along the eaves. The residence is all electric and is served by CenturyLink telephone. It has satellite television hookups. The rear yard is enclosed by a 3 1/2 foot high slump block wall. The garden area is defined by a concrete edge throughout the yard. Sewer is a septic system located to the south of the residence. The residence is in very good condition .

Flood Zone:  The Federal Emergency Management Agency (FEMA) has mapped the unincorporated areas of Graham County on Flood Insurance Rate Maps (FIRM). The subject property is located on the FIRM titled Graham County and incorporated areas Panel 1243 of 2425, Community-Panel Numbers 04009C1243D, Map effective date September 28, 2007.

The subject property in the NESE Section 21 and a small portion of the southwest corner of the SENW Section 21 is in Zone A. Butler Wash is a diked floodway through the subject property and that portion of the W2SWNW in the Butler Wash floodway is in Zone A.

The balance of the subject property is in Zone X. Zone A is a special flood hazard area subject to inundation by the 1% chance of annual flood. There are no base flood elevations determined in Zone A. Zone X is Areas of 0.2% annual chance flood; areas of 1% annual chance flood with average depths of less than 1 foot or with drainage areas less than 1 square mile; and areas protected by levees from 1% annual chance flood.

Zoning:  The property is in Graham County and is zoned Agricultural-Residential (A-R). Under this classification, one family dwelling unit, conventional construction or mobile home, is allowed for any one parcel of land, lot or building site. The minimum parcel size is one acre. The current use of the property is allowed under this zoning classification.

Utilities:  Electricity and telephone are on the property.

Schools:  The property is in the Thatcher School District which has K-12 schools. Eastern Arizona Junior College is in Thatcher offering an Associate Arts degree.

Price:  $790,000.

Remarks:  This is a highly productive farm with decreed water rights and an excellent residence with small pastures for horses or cattle nearby. There are superb views of the Graham Mountains from the patio of the residence. The residence is secluded but 10 minutes from shopping and services.
