Location: The Snure Ranch is located in the southeast corner of Cochise County, Arizona, about 40 miles east of Douglas, Arizona. From Douglas, take Highway 80 east towards Rodeo, New Mexico, and at Apache, Arizona, turn south ab­­out 8 miles to the headquarters on a graded ranch road. The Snure Ranch is comprised of the Skeleton Canyon Ranch, the Apache Pasture and the Taylor Fairchild Ranch.

Carrying Capacity: The livestock carrying capacity for the Snure ranch is approximately 637.96 Animal Units year long.

Real Estate Taxes: The 2011 Real Estate Taxes are $3,531.18. The Cochise County Assessor’s Parcel Numbers are 412-08-004A, 412-10-002, 412-14-002, 412-18-007 & 014, 412-13-001, 412-12-001, 412-11-002, 412-11-002A, 412-46-001, -007, -008, -009, -011 & 012, 411-08-001, -004, -005, -007, -008 & -010, 411-09-001, -002 & -003, 411-12-001, 411-13-001.

Grazing Fees: 

2011 State Grazing Lease Fees are $2.30 per Animal Unit Month (AUM’s). The Animal Units (AU) allowed on the State Land are 370.70 AU or a total of 4,448.40 AUM’s. At full capacity, the annual State Grazing Lease fee is $10,231.32. The Coronado National Forest 2011 Grazing Fee is $1.35 per AUM. There are 1,496 AUM’s from October 1 thru March 15, or 5.5 months on the Skeleton Canyon and Fairchild Allotments. The BLM grazing allotment allows 4.5 cattle yearlong or 54 AUM’s. The annual fee for the BLM use is $1.35 per AUM. The total annual BLM grazing fee at full use is $72.90.

Improvements:

The headquarters consists of the main house, constructed in 1926 with 3 bedrooms and 1 bath, approximately 1,800 square feet, an 800 square foot hay shed, a 672 square foot tack room and horse corrals. The Rick Snure residence, constructed in 1979, has 3 bedrooms and 1 bath, and is approximately 2,393 square feet. Adjacent the Rick Snure residence is a tack room and corrals.

There is an old headquarters at the Fairchild place. There is a good Quonset steel barn. The remaining buildings are in disrepair and require substantial rebuilding to be livable and useable. There is a good set of working corrals at the Fairchild Place and a good set of shipping pens with a livestock scale just north of the Geronimo Trail. There are several branding corrals scattered around the ranch.

The Apache Pasture property is divided into two pastures and fenced around the perimeter. There is a full set of shipping pens with a scale that has easy access off the highway. The pasture is served by a well that provides livestock water and a dirt stock pond. San Simon Wash drains through a portion of the pasture.

Utilities: The Ranch headquarters is served by electricity and telephone. Propane is delivered to the Ranch.

There is no electricity or telephone to the Fairchild Place.

The Apache Pasture is served by electricity. Telephone is available on the edge of the pasture.

Water: There are 4 wells registered with the Arizona Department of Water Resources (ADWR) on the Skeleton Canyon Ranch. Three of the wells are at the Skeleton Canyon headquarters and provide domestic and stock water at the headquarter. The fourth well is located on the Starvation Canyon side of the Ranch. This well is Well #55-628683 and is reported on the records of the ADWR as 1,000′ deep with 8″ casing 1000′ deep pumping 12 gallons per minute from a water level of 860′. In addition there are approximately 10 dirt stockponds scattered over the Skeleton Canyon Ranch providing stock water.

There are three wells on the Taylor Fairchild Ranch. They are registered with the Arizona Department of Water Resources (ADWR) and the data from the ADWR files are as follows:

55-628684 – 450′ deep with 6″ casing 450′ pumping 12 GPM from a water level of 400′.

55-628685 – 790′ deep with 6″ casing 790′ pumping 25 GPM from a water level of 775′.

55-628686 – 460′ deep with a 6″ casing 460′ pumping 9 GPM from a water level of 200′.

The wells pump into a storage at each location and provide water for about 8 miles more or less of pipelines with drinkers located along the pipeline.

There are approximately 20 dirt stockponds scattered across the Taylor Fairchild Ranch. There is one well that serves the Apache Pasture property. It is registered with the Arizona Department of Water Resources (ADWR) as #55-628681. The ADWR records report this well is 750′ deep with a 6″ casing 350′ deep and produces 30 gallons per minute. The water level is 340′.

Fencing: The Skeleton Canyon Ranch is fenced on the perimeter and cross fenced into 4 major pastures and a horse pasture.

The Taylor Fairchild Ranch is fenced on the perimeter and divided into about 5 main pastures and three holding traps.

Elevation: Skeleton Canyon Ranch headquarters is at 4,668′ above sea level. The terrain is diverse with high ridges and flat flood draws.

The Fairchild place is at an elevation of 4,654′ ASL. The shipping pens just north of the Geronimo Trail are at an elevation of 4,370′ ASL. Outlaw Mountain on the east side of the ranch is the highest point at 6,232′ ASL.

The Apache Pasture is at an elevation of 4,375 feet above sea level.

Vegetation: There is a diverse mix of grasses and browses. Grasses include side oats gramma, blue gramma and layman’s love grass. Browses include mesquite, mountain mahogany and oak brush.

Remarks: At the Skeleton Canyon Ranch headquarters is the site where the Apache warrior, Geronimo, surrendered to the United States Army and the Indian Wars in the west came to an end.

The Apache Pasture has approximately 2 miles frontage on Highway 80. About 320 acres of the Kimble Ranch deeded land are within the pasture fence, used in-trade for 160 acres of subject property deeded land outside the pasture fence used by the Kimble Ranch.

The Taylor Fairchild Ranch has south and west facing slopes that will produce quality feed at anytime during the year after good rains. It is easy to work and can handle yearlings or cows and calves.
