CLIMATE: The closest weather reporting station is at Cordes, south of the ranch, reports an average precipitation of 14.32” annually. The ranch enjoys  mild winters and warm summers.

TOPOGRAPHY: The ranch lies on both sides of the Agua Fria River.   The hills on either   side of the river drain to the river and the river drains to the southeast through the ranch. The topography is rocky rolling hills with washes running to the river.

VEGETATION: Perennial grasses in this area are Sideoats Grama, Blue Grama, Arizona Cottontop and Plains Lovegrass. Spring Annuals together with a wide variety of weeds and forbs are produced by winter moisture. Shrubs consist of scrub oak, prickly pear and cat claw. There are mesquite, juniper, hackberry, cottonwood and sycamore trees along the river.
